All in one commercial, five residential. Recently I had two residential tenants who could not make rent; due to no fault of their own. With protections expired, moratoriums temp gone, to include forbearance, etc I have lowered my rent roll in half. Only those two units both single family residences. I gave them a new addendum for the balance of their lease agreement. 6 months at half rate, partial rent due date(s) in two parts. I can live with that and sleep at night. Total forgiveness of rent roll from last 3 months. I am not going to chase them. It is easy for me to have someone post a 3 day unlawful detainer after they default in 5 days. It is harder for me to file an eviction notice, and to have it enforced; then live with that. One tenant works in a bank as a teller and her hours were cut in half and has a daughter with no day care available. The other tenant is a caterers assistant in craft services in film and television and his wife a hairdresser; no work but their family back east is helping them out. I’ve done all I can. However I have a good life. I owe my tenants everything. Your telling me our government can’t do better? We bailed out the banks.

Retired in France, I own one condo in Seattle, and when this started I offered my tenant help if he needed it. Fortunately he has been able to work, but at least he knows he is not threatened if something happens to his job.
Our country is being killed by people who refuse to look to the long-term effects of their actions, and care only for short-term profit, whatever the cost to society – and it is high.
Landlords who care for them will have more loyal tenants, who will take better care of their properties. Employers who care for them will have more loyal employees, who will take better care of their customers or their projects/products.

@Reuben Herrera Fortunately I’ve owned the condo free & clear for about 30 years, and don’t rely on the rental income – it’s just a supplement to my SS & pension. Others are not so lucky. I can afford to rent it for a couple hundred under market, as well, as I am not a fan of pushing up Seattle’s exorbitant rental price averages. $1295 for 520 sf seems high already to me.
My mgmt company would like me to charge more, but I prefer having a stable tenant who won”t be moving to find a cheaper home. My last tenant worked across the road at Childrens’ Hospital, and stayed with me until she retired – nearly fifteen years.
